Your project begins with a detailed home survey and design workshop. Together, we explore ideas, test feasibility, discuss budget, and sketch early options to reveal what’s possible. This session establishes a clear brief and direction. The £350 fee for this consultation is fully deducted from your main design fee should you decide to proceed.
We develop and refine design options that explore layout, form and flow. You’ll receive clear plans, elevations and simple 3D visuals to help you understand the potential of your home, along with an early sense of costs and buildability.
Once a preferred scheme is agreed, we prepare and submit a complete planning package on your behalf. All required drawings and documents are included, and we liaise directly with the local authority. Where needed, we can bring in trusted specialists such as structural or heritage consultants.
After planning approval, we produce a clear technical package for Building Control and contractor pricing. This includes detailed construction notes, coordinated input from your structural engineer, and all information required for compliance.
To support accurate pricing, we compile a tailored tender package based on your Building Regulations drawings. We can issue it to local builders, review quotes with you, and help you appoint the right contractor.
While we don’t undertake formal contract administration, we remain available throughout the build for advice and clarification. Site visits and design-query support ensure your project stays aligned with the agreed design.
